Quarry Master Drive Lift Replacement Notice
Dear residents, works for the upgrade of Lift (2) (Right hand side one) in our building Tara has been completed to working stage.
Both lifts are now working from Tuesday 20 December, through to Monday 23 January 2023 when the work will start on Lift (1) (left hand side one) expecting completion in June 2023.
Small changes while we have 1 new lift and 1 older one:
- The lift call buttons are now independent until both lifts are complete, so you need to call each lift separately.
- The Security fob swipe (to access your floor) in the new lift is the dark plastic rectangle below the button area – only the one on the right side as you enter the lift is currently active.
Under NO circumstances is the new lift to be used by trades or for moving furniture in or out of the building as we are still waiting for the protection curtains to be made. Call our building manager on 0434 071 671 to organize the protection curtain for lift 1 for moves or trades.
As only one (1) lift will be in operation over the 2nd lift works period, and the fire stairs will be the only other way in and out of the building it will not be possible to conduct moves in or out of the building or undertake apartment refurbishment or renovations works between 23 January 2023 and June 2023, so please take this into consideration in your planning as we are providing ample notice for lease renewals or moving plans.
We apologise for the inconvenience that these kinds of works cause but they are an essential investment in better reliable facilities and the value and quality of our building and home.

Leasing/Renting of Garages to Non residents – Not Permitted by Council
The City of Sydney Council no longer issues residents with street parking permits valid for one year. Residents now have access to single use scratch and display permits valid for one day.
Due to these changes, we have seen an increase in requests from people who work in the area to rent garage spaces from Tara residents. These requests usually come in the form of a letterbox drop.
Sydney Council has imposed a number of restrictions on Tara and one of those is that garage spaces can only be used by residents of the building. They can be leased but the person who leases and parks in the garage must be a resident of Tara.
Garages cannot be leased to people who work in the local area. Neither the Strata Manager, Building Manager or the Executive Committee can override this council imposed restriction on the use of the building.
Owners and residents who lease their garages to non resident will be contacted an asked to remove the vehicle.

Smoke Penetration By-Law
At the December 2016 AGM the owner’s corporation adopted the by-law below to deal with the problem of smoke penetration in apartments.
SPECIAL BY-LAW 11 – Smoke Penetration
-
- An owner or occupier, and any invitee of the owner or occupier, must not smoke tobacco or any other substance on the common property.
- An owner or occupier of a lot must ensure that smoke caused by the smoking of tobacco or any other substance by the owner or occupier, or any invitee of the owner or occupier, on the lot does not penetrate to the common property or any other lot.
